Harwich is seven villages rather than one town — Harwich Center, Harwich Port, the North, South, East and West villages, and Pleasant Lake — and they do not remodel alike. The Route 28 corridor through West and South Harwich holds some of the town's oldest houses, including sea captains' homes in Greek Revival and Italianate. Harwich Port has a tight resort-era fabric, including the small Victorian cottages of Ocean Grove on very small lots. East Harwich is larger, newer and more wooded. What is a routine addition in one village is a difficult one in another.

On a pond or wetland lot those two rules usually decide where an addition can go.
Harwich Center sits within the town's own local historic district, where exterior work needs a certificate of appropriateness from the Historic District and Historical Commission. A town-wide demolition delay applies to buildings a century or more old and, since a 2025 amendment, can run as long as eighteen months. Neither prevents good work; both reward knowing about them before the drawings are finished rather than after.
