Wellfleet is the most seasonal town on this part of the Cape — well over half its housing units are seasonal or occasional — and a large share of our remodeling here is the same underlying project: turning a summer house into one that works in winter. Insulation and air sealing, heating that is not an afterthought, kitchens and bathrooms built for daily use, and windows and doors that actually seal. The stock runs from eighteenth-century Capes near the center to post-war cottages, with a remarkable set of mid-century modern houses scattered through the woods.

Two things about Wellfleet are commonly misunderstood. The first is historic review: Wellfleet does not have a local historic district with design control over exterior alterations. What it has is a demolition delay administered by the Historical Commission, which can run up to eighteen months and applies to older buildings. So a sympathetic exterior remodel does not face a certificate process here — but a plan involving demolition of an old house needs to account for that delay from the start.

The second is the National Seashore. Roughly sixty per cent of Wellfleet lies inside its boundary, and on improved property there federal standards sit on top of town zoning: a dwelling cannot be moved, altered or enlarged unless it keeps a fifty-foot setback from the street and twenty-five feet from abutting lines. For a remodel that stays within the existing footprint this rarely bites. For an addition it can decide the whole design, and it is the first thing we check on a Seashore parcel.

Wellfleet has no municipal sewer, and much of the town is on private wells as well as private septic. Wellfleet Harbor carries a nitrogen cleanup requirement, and the Board of Health adopted new septic regulations in 2025 requiring best-available nitrogen-reducing technology on a range of triggers. Any remodel that adds a bedroom, or meaningfully adds conditioned living space, should start with a conversation with the Board of Health rather than end with one. We would rather tell you that in week one than discover it in month three.
